Terms and Conditions

Booking Confirmation and Rental Payment – A 50% deposit of all fees shall be collected with a confirmed reservation made more than 45 days from the arrival date.  The balance is due 45 days prior to your  arrival date.  Payment is accepted by  Visa, MasterCard, cashier’s check.  Personal checks will be accepted if received at least 45 days prior to arrival.  If payment is made by personal check, reservations will not be confirmed until the check has cleared.

Cancellations – In the event of a cancellation, 90% of your payment will be refunded if the property can be re-booked for the same dates at the same price.  If the property cannot be re-booked, pre-paid rents are not refundable.  Security deposits, of course, are fully refundable.  We highly recommend that you protect your vacation by purchasing travel insurance. 

Property Use & Responsibility – Before your arrival the rental property was inspected and inventoried.  Between checking in and checking out, you are responsible for the property and its contents.

Security Deposits – A security deposit of $1,000 shall be collected as part of the total rental fees.  When a pet is included, the security deposit is increased from $1,000 to $1,500 as part of total rental fees.  The deposit shall be fully refunded within 10 days after check-out provided there are no deductions.  Deductable expenses include, but are not necessarily limited to, damage to structure or grounds, breakage of or missing contents, lost keys, pet damage or infestation caused by pets and any lost rent due to such pet damage or infestation,  and excessive cleaning, should it be required. 

Occupancy – The maximum number of occupants for each vacation rental property in San Juan County is set forth and enforced by county statute.  Property lines, privacy, and the quiet enjoyment of neighbors must be respected at all times, with “quiet hours” observed between 9 PM and 7 AM each night.  Substantially increased traffic, increased occupancy, excessive noise, or illegal activity may result in a $500 penalty fee, eviction and the forfeiture of all prepaid rental fees.

Pets – Specific approval of pets must occur during the reservation process.  Supplemental daily fees, use restrictions and an additional security deposit may be required. 

Smoking – Smoking is allowed outside only.  The odor of smoke inside the house may result in cleaning and fumigation charges against your security deposit.

Telephone – A telephone is provided for your convenience.  Local telephone calls are free.  When calling, anything outside of San Juan County, a calling card is required.

Check-In – Check-In is anytime after 4 PM on the date of arrival.  Key Code access, driving directions, and check-out information will be provided prior to your arrival via email or phone.  Be sure to notify us immediately upon check-in if there is any problem with the property.  Also, read and understand the property information booklet, which contains instructions about how to operate televisions, electronic devices, barbeques, hot tub, fire place, etc; and other useful information regarding the property and the area.

Check-Out – Check-Out time is 10 AM on the day of your departure.  Please put dirty dishes in the dishwasher, dirty sheets, towels, etc. in the utility room.  It would be helpful to the housekeeping staff if you started the first load of laundry.

Hold Harmless – This is a licensed property and complies with all building and permit regulations mandated by San Juan County.  Owners and their agents accept no liability for loss, damage, or injury to renters, their guests or their personal property.  By reserving this property, you fully release owners and their agents from all claims, damages, or causes of action by reason of injury, damage or loss.
